Why conveyancing in London is different

London is its own property market, and the legal work reflects that. The pages that go wrong are usually the ones handled by a conveyancer who doesn’t deal with these issues day in, day out. Here’s what makes a London transaction more involved:

What’s included in your fixed-fee London conveyancing

Your quote sets out the full cost at the outset — legal fee plus disbursements — so there are no surprises at completion. A standard London purchase includes:

Wherever your property is in Greater London, we can match you with a conveyancer experienced in that type of transaction.

How long does conveyancing take in London?

A typical London transaction takes around 12 to 20 weeks from instruction to completion, though timescales vary with the chain, the lender and — for flats — how quickly the managing agent supplies the leasehold pack. Freehold houses tend to be at the quicker end; leasehold flats, high-rise blocks and long chains at the slower end. The best way to keep things moving is to instruct early and respond quickly to your conveyancer’s requests.

Frequently asked questions

How much does conveyancing cost in London?

London legal fees are broadly in line with the rest of England and Wales, but total costs are usually higher because of larger disbursements and the extra work on leasehold flats (management packs, notices and, sometimes, building-safety checks). Your fixed-fee quote sets out the legal fee and every disbursement before you commit.

Do I need a local London solicitor?

Not a high-street one. What matters is a conveyancer experienced in London transactions — particularly leasehold and building-safety issues — not one physically in your borough. Modern conveyancing is handled online, so a specialist anywhere in England and Wales can act for a London property.

Why does conveyancing on a London flat take longer?

Because most London flats are leasehold. The conveyancer has to review the lease and obtain a management pack from the freeholder or managing agent, and for flats in blocks may need building-safety documents such as an EWS1 form. Waiting on the managing agent is the most common delay.

Will I pay the Stamp Duty surcharge in London?

You’ll pay the 5% additional-property surcharge if you’re buying an additional home, and a further 2% if you’re not a UK resident. Both are common in London. Your conveyancer calculates the exact SDLT and files the return within 14 days of completion.

Do you cover my London borough?

Yes — we cover all 32 London boroughs and the City of London, for both purchases and sales.

What is No Sale, No Fee conveyancing?

It means you’re protected against paying your legal fee if your transaction falls through before completion — useful in London’s fast-moving, chain-heavy market.
