Nottingham sits on part of the historic Nottinghamshire coalfield, with deep former workings — in places around 150 metres down — beneath areas such as Gedling, Cinderhill, Bulwell, Radford, Wollaton and Bestwood. Where a property is in a coal mining reporting area, your conveyancer will commission a coal mining search (the CON29M), and most mortgage lenders require one. It checks for recorded mine workings, shafts, mine gas and any history of subsidence.

This isn’t a formality here. In parts of East Nottinghamshire, more than three-quarters of the homes in some villages have a coal mining subsidence claim recorded against the title. This is the one that’s unique to Nottingham. The city is built on Sherwood Sandstone, and beneath it lies a remarkable network of more than 900 recorded man-made caves — rock-cut cellars, old malting and tanning caves, and wartime air-raid shelters — carved over centuries. Estimates suggest tens of thousands of city properties sit over potential underground voids, and many of the shallower sandstone-mine and cave entrances were never formally recorded, or have long been infilled and forgotten.

The catch is that a standard coal mining search doesn’t always capture these shallow sandstone features. For properties in the city and inner suburbs, a good conveyancer may therefore recommend a ground-stability or non-coal mining search alongside the usual pack, and — where there’s any sign of movement — a structural survey. There’s a further ground-stability footnote for south Nottinghamshire, where historic gypsum workings around East Leake, Gotham and Cropwell Bishop can be relevant. Again, the right search flags it.
