Coal mining and contaminated-land searches

Coventry sits on the Warwickshire coalfield. Former collieries — including Coventry (Keresley) Colliery, which worked until 1991, along with Binley and Alexandra — mean that in many parts of the city, especially the north and east around Keresley, Foleshill, Bell Green and Binley, a coal mining search is genuinely essential, and lenders expect one where the property is in a reporting area. It checks the Mining Remediation Authority (formerly the Coal Authority) records for workings and subsidence. On top of that, Coventry’s heritage as a centre of the car, machine-tool and aircraft-engine industries left former factory and industrial land that can be contaminated, so the environmental search matters too — particularly on regeneration and ex-industrial sites. Flood risk and drainage

Coventry has flood risk along the Rivers Sowe and Sherbourne — the Sherbourne runs largely culverted beneath the city centre — as well as surface-water flooding from the urban drainage network. Post-war rebuilding and non-standard construction
