Do I pay Stamp Duty or Land Transaction Tax in Cardiff?
Land Transaction Tax. Since April 2018, property purchases in Wales are subject to LTT, administered by the Welsh Revenue Authority, not Stamp Duty. English Stamp Duty rates and thresholds don’t apply.
How much LTT will I pay in Cardiff?
There’s no LTT on the first £225,000 — the highest nil-rate threshold in the UK — so many Cardiff buyers pay nothing. Above £225,000, rates of 6%, 7.5%, 10% and 12% apply to the portions within each band. Additional properties are taxed on a separate, higher scale. Your conveyancer calculates the exact figure.
Do I need a coal-mining search in Cardiff?
Often, yes. Much of South Wales is a former coalfield, so a coal-mining search is a standard check for properties in affected areas. Your conveyancer will advise whether one is needed for your specific property.
