Why conveyancing in Cardiff and South Wales is different

Move in Wales and several things change compared with England. A conveyancer who works Welsh transactions regularly will handle these as a matter of course:

• You pay Land Transaction Tax, not Stamp Duty. Since April 2018, property purchases in Wales are subject to Land Transaction Tax (LTT), administered by the Welsh Revenue Authority (WRA) rather than HMRC. The rules genuinely differ, so English Stamp Duty figures don’t apply.
• A higher tax-free threshold. Wales has the highest nil-rate band in the UK at £225,000 — so many Cardiff buyers pay no LTT at all. Above that, rates run 6%, 7.5%, 10% and 12% on the portions within each band.
• Different rules for second homes and landlords. Additional properties are taxed on a separate, higher banded scale. There’s a 36-month rule for reclaiming the extra if you’re replacing your main home.
• No first-time buyer relief, no overseas surcharge. Unlike England, Wales has no separate first-time buyer relief (the £225,000 threshold does that job instead) and no non-resident surcharge.
